1. About BypassBroker

BypassBroker is a zero-brokerage property marketplace. We connect property owners directly with tenants, and sellers directly with buyers, with no middleman in between. We charge no brokerage and take no commission or cut of any deal made through the platform. By creating an account or using the app, you agree to these Terms & Conditions and to our Privacy Policy.

2. Who May Use BypassBroker

The platform is intended solely for genuine property owners, tenants, buyers and sellers. Brokers, property agents, consultants, realtors and other intermediaries may not use BypassBroker in any capacity. In particular, they may not:

• Post, list or advertise any property, whether their own or on behalf of a client.
• Reveal, view or collect owners' or sellers' contact details.

Any such use is a violation of these Terms & Conditions. If we determine that an account is being used by a broker or intermediary, we may suspend or terminate it immediately, without prior notice. Any subscription or plan purchased on that account will be forfeited, and no refund, in full or in part, will be issued. We may also take legal action against anyone who violates this rule.

3. Contacting Owners

An owner's or seller's phone number is never shown on a listing. It is revealed only when a buyer or tenant taps "Contact Owner" on that property. Each reveal uses one contact:

• Every account gets a number of free owner contacts, currently 5. They are yours for good, not a monthly allowance, and can be used on any type of property.
• If you have a plan that covers that type of property, the reveal uses one of your plan's contacts first, and one of your free contacts only once those run out.
• Contacting an owner you have already unlocked, by phone or chat, never uses another contact.

Each reveal is logged against the account that requested it. Contact details you obtain through BypassBroker may be used only to enquire about that property, never for marketing, resale or bulk outreach.

4. Spam & Fraud Prevention

To keep the marketplace trustworthy, we review listings, photos, messages and account activity, partly with automated checks. Without prior notice, we may remove content and restrict or terminate accounts involved in:

• Fake, duplicate or misleading property listings.
• Listings posted by brokers or intermediaries posing as owners.
• Photos or descriptions that show a phone number or other contact details, an identity document, or another property portal's or broker's watermark or branding.
• Spam, unsolicited promotion or bulk messaging.
• Requests for advance payments, tokens or deposits before a property has been viewed and verified.
• Using the Rent Receipt tool to create false or backdated receipts.
• Automated scraping or bulk extraction of listings or profiles, which is prohibited and may lead to legal action.

5. Data Protection & Prohibited Use

All property data and user data on BypassBroker, including listings, photos, descriptions, prices, locations, profiles and contact details, is protected. You may use it only to find, enquire about or transact on a property through the platform. You may not:

• Use this data for any other purpose, or for any commercial or business use.
• Scrape, crawl, harvest or extract it in any form, whether manually or with bots, scripts or other automated tools. Any form of data scraping is illegal.
• Copy, store, download, export or retain it in any form, on any device or system, other than as the app itself displays it to you.
• Share, sell, resell, publish or redistribute it to anyone else.

Any violation may lead to immediate suspension or termination of your account without refund, and we may take legal action against you.

6. Our Role

BypassBroker only helps people find and contact each other. We are not a party to any transaction and are not responsible for any fraud, misrepresentation or loss that results from it. Always verify the property documents and the identity of the other party yourself, and never pay anyone in advance without concrete proof of ownership and a written agreement. 7. Maps and Address Search

Maps in the app, and the address search you use when you list a property, are provided by Google Maps. By using these features, you agree to be bound by the Google Maps/Google Earth Additional Terms of Service, available at https://maps.google.com/help/terms_maps/, and you acknowledge the Google Privacy Policy, available at https://policies.google.com/privacy.

The address you pick from the search, and the pin you place on your building, are part of your listing. Place the pin on the property itself: a listing pinned somewhere misleading may be removed.

8. Plans, Payments & Refunds

Browsing BypassBroker costs nothing, and every account currently gets 5 free owner contacts and 1 free live listing. If you need more, you can buy an optional plan:

• Pricing: each kind of user has its own plan. Tenants and buyers get more owner contacts; owners and sellers get more live listings and a featured boost. The price, and what the plan includes, are shown on the plan screen before you pay, in Indian rupees. Any discount, coupon or reward points you apply are shown in the total before you confirm. We may change prices and plans from time to time; you always pay the price shown when you buy.
• Validity: a plan lasts 30 days from the moment you buy it. Any contacts, listing slots or boosts you have not used by the end of that period lapse, and a featured boost from the plan ends when the plan does. Your free contacts are not affected.
• No automatic renewal: a plan is a one-time purchase. We never charge you again unless you buy another plan yourself. You cannot buy the same plan again while it is still running; if you need to renew early, email us. If you move to a higher plan for the same kind of user, the new plan replaces the old one from that moment, with no credit for the time or quota left on the old one.
• Payments: payments are processed by our payment partner, Razorpay, using the methods it offers, such as UPI, cards and net banking. Your plan starts as soon as the payment is confirmed.

Refunds: because a plan gives you immediate access to its features, it is not refundable once bought, and you can stop using it at any time without being charged again. We will refund you in full if you were charged but the plan was never activated, if you were charged more than once for the same purchase, or if a fault on our side stopped you from using the plan. To ask for one, email us within 7 days of the payment with your registered phone number and the payment details. Once we approve it, the money goes back to the original payment method, which usually takes 5 to 7 working days, and any reward points you used on that purchase are returned to your balance. No refund is due on a plan forfeited under section 2 or section 5.

9. Refer & Earn

Refer & Earn is a promotional programme that BypassBroker offers at its own discretion. We reserve the right to change any part of it at any time by updating these Terms & Conditions, including:

• How many points a referral earns, and when they are credited.
• Who and which properties can be referred.
• How points can be spent or redeemed, including the minimum balance for a cash redemption.
• Whether the programme continues at all. We may pause or end it.

A change takes effect from the date it is published. The Refer & Earn screen in the app always reflects the current rules. If a referral is found to be fake, self-referred or otherwise in breach of these terms, we may reject it and withhold or reverse its points.

10. Rent Receipt Generator

The Rent Receipt tool is a free utility that fills in a standard receipt format from the details you enter. BypassBroker does not issue, verify, sign or certify any receipt made with it. A rent receipt is a document issued by your landlord, and it is valid only once your landlord has signed it. By using the tool, you agree that:

• Every detail you enter, including names, addresses, PAN, amounts, dates and payment references, is true, and relates to rent that has actually been paid.
• You will not use the tool to make receipts for rent that was not paid, for a property you did not rent, or for any false claim, including a false claim for House Rent Allowance (HRA) or any other tax deduction.
• You will not sign a receipt, or add a signature, on your landlord's behalf.
• The tool is meant for residential property only. It does not produce a GST tax invoice, and must not be used for commercial rent.
• You enter your landlord's details only with their knowledge, and only to make receipts for rent you have paid them.
• You are responsible for any stamp, tax deduction at source (TDS) or other legal requirement that applies to your rent payment.

The tool and any notes shown with it are general information, not tax or legal advice. Whether a receipt is accepted is decided by your employer and the tax authorities. BypassBroker is not liable for any tax, interest, penalty, rejected claim or other loss arising from a receipt made with this tool. Misuse of the tool is a violation of these Terms & Conditions, and we may report it to the authorities where the law requires.

11. Changes to These Terms

We may revise these terms from time to time. The latest version is always available in the app and on this page, and the date at the top shows when it was last updated. If a change is significant, we will also let you know inside the app. Continuing to use BypassBroker after a change means you accept the revised terms.
